Business is the Answer to the Crisis (“Sagot sa Krisis, Business!”) – this is the battle cry of the radio show I was listening into every Saturday nights. The show – Radyo Negosyo – is being aired on DZMM – a local radio station here in the Philippines.

It’s a very informative show that presents topics on entrepreneurship and new business ideas. What so good about the show is that it features successful businessmen and entrepreneurs who mostly started from nothing. The only downside is – it’s only a weekly one-hour program which is really very short for a full-packed show like this. The show airs from 7:00 PM to 8:00 PM. In this 1 hour alone , you will learn a lot from their guests and resource speakers who are mostly experts on their fields.

Most of the time, they give gifts or prizes to their weekly listeners and phone callers. If you are lucky enough, they also gives financial help and provide assistance to their deserving listeners specially to those who has a business plan already.

Since the show have won numerous times already, it was awarded the much coveted “Hall of Fame” for winning the “Best Business News Feature recognition from the Catholic Mass Media Awards.

The show is being anchored not less than Dr. Carl Balita, an educator, entrepreneur, an actor, producer, writer. a professional singer, nurse and a business leader rolled into one! His encouraging voice in the airwaves really inspire the Filipinos to bring out their best when it comes to setting up their own business and be optimistic about it in spite of the economic crisis.

Tune in to DZMM Radyo Negosyo every Saturday nights if you want to be inspired and wants to know the best business for you. Who knows, you might be featured as their next “successful entrepreneur”.

We just installed our own currency or money exchange rate page here at KayaMoPinoy. This page is dedicated to all who looking for the latest exchange rate in the market and not only to our OFWs kababayan who always on the lookout for the best exchange rate of their hard-earned money. We also display a widget version on top of our website for the more popular currencies. Just click on the words “More Currency Exchange Rate” to see other currencies.

Kindly note that the information is provided ‘as is’ and solely for informational purposes and not for trading purposes. Data is provided by financial exchanges and may be delayed as specified by financial exchanges.

We highly suggest that you check the currency Exchange Rate page before you run to your nearest bank or your “suking” currency exchange shop (or what we call “blackmarket”). This is to give you an advance information if the bank or the shop is giving you the fair exchange rate.

The page is still in a beta phase. Kindly let us know if you have any suggestions or how to make the page more useful to you.

Once there was “Free Refill” then “Bottomless” was born. It became a household name err a restaurant product specially on drinks. I’m sure you are familiar with “bottomless iced tea” or “bottomless softdrinks”.

Those words are a thing of the past.

Here’s comes ” UNLI”. You know the meaning of “UNLI”, don’t you?

Well for the sake of non-Filipino readers of KayaMoPinoy, “UNLI” is the short form of “Unlimited” . Thanks to the mobile or cellular phone service providers, “UNLI” has been nominated for the Word of The Year among others such as “jejemon”.

Globe, Smart, Bayantel, Sun and other providers are competing each other to grab a bigger piece of the market. This is the reason why they were all eager to promote this “UNLI” craze. In the end, it’s the subscribers or end-users who is winning this war. The result is cheaper plans, bigger and better promos and hopefully a better services too!

Other businesses such as those in food industry even tried this “Unli” craze. Some of the restaurants that are using this technique are Abe Restaurant in Trinoma, Best Friends restaurant along Pureza St. cor Magsaysay Blvd. Manila and the famous Mang Inasal.

If you have a business or product that you can offer as “UNLI”, I’m absolutely sure that you will keep your customers happy. We, Filipinos, love this type of offer, don’t we?

Study, learn and apply the profitable lessons from those businesses offering this kind of scheme. Tap into the “unli” craze while it’s hot and who knows, this might be the magic word that your business is waiting for it grow exponentially!

For Nenita Raymundo, only one thing spells the difference having money and having none. “It’s attitude that matters most,” she says.

Nenita believes that attitudes got her where she is right now- a unit sales manager of life insurance firm Nippon Life Philippines. Her resume boasts impressive achievements including, among others, being named Consistent Achiever & Annual Awardee by Nippon life. She was also given that title by her previous employers, including Sun Life Of Canada, Lincoln Life Insurance, Ayala Life, Fil-Estate Realty Corporation, and Berkely International Life Insurance.

Yet life was not always good for this 57-year-old mother of four. She came from impoverished family and she never finished college. But rather give in to her circumstances, she fought back. “I hated poverty, and if you really hate poverty maaalis mo yun.”

While working as a receptionist in 1966, she discovered her knack in selling. While serving coffee to visitors, she successfully convinced them to buy real estate. A year later, she pursued a sales career full time.

One important lesson that Nenita learned early on was that you shouldn’t be ashamed of who you are. “hindi ko na-feel ang hiya. ‘Pag naglalakad ka, wala namang nakadikit sa noo mo na nagsasabing doctor, nurse, or lawyer ka, di ba?So I realized it is only your attitude that will defeat you. I can talk to both president and the janitor and make them feel at ease.”

Before you can save, you have to have the money to save- and this is still a matter of attitude. Some people want to become rich, yet what are they doing? “ They sleep in late then go places bets at the Lotto stand, hoping to be the next millionaire,” she says. In her case, she would wake up early each day to make phone calls to some 40 potential clients.

Of these people, I need to have a face-to-face meeting with four or five everyday. We have a saying that in 10 prospects, one will buy immediately, three will buy next month, three will say, ‘Not this time,’ and three won’t buy but will give referrals.” It can get pretty discouraging, that’s why optimism is crucial says Nenita,”I just keep in mind about buyers; Some will, some won’t, so what? Next?””

But what if you’re a simple homemaker without earning power? Listen: “Kung naka-focus ka sa paghahanap ng pera, makikita mo ito. Kahit nasa bahay ka lang puwede ka pa ring kumita. Kung marunong ka ng pananahi, ng crafts, ng cooking, you can use this skill.” The secret, Nenita reveals, is to find out what the buyer’s needs are. “Anong ginagamit ng tao? Ibenta mo at bibili sila.”

And when you’re already earning you have to protect the fruits of your labor. Nenita says, “Earnings from a sales career in particular is not fixed. Hindi lahat ng panahon sagana ka. There was a time I closed a P100 million insurance policy from one person alone and averaged 50 million per policyholder. But there were also times na tag-hirap. So we put 10 percent in tithing because we believe that God returns what we offer in unexpected ways, and 10 percent in savings.”

Nenita feels so good that she has no intention of retiring soon. “I feel I can go on for many more years, because I enjoy my work and my life.”

Next week is already the Holy Week in the Philippines. A lot of people have already planned their trips either to go back to their respective provinces to visit their family members, relatives and friends, or simply wants to do some road trips.

Spontaneous road trips are one of the greatest pleasures in life.

However, if you don’t prepare for a road trip, you might end up stranded on the side of the road with no food, no music, no gas, and no hope. If you’re in a hurry to get out and hit the open road, refer to this quick list of essentials to speed up your preparation.

FOOD

Roadtrip food is not about quality. It’s about quantity. Load your car with these classic snack foods and you’ll never go hungry in between highway restaurants:

Potato Chips
This is the best fuel for roadtrippers. Potato chips don’t need to be cooked, and they don’t need to be eaten using utensils. Just open the bag (neatly) and chow down! Pack at least 1-2 large bags per person. If it’s a long trip and you need to stay awake, pack the spicy stuff — the heat in your mouth will keep you up.

Soda
It’s rare that you can justify drinking large quantities of soda; so, when you have the opportunity, seize it! Pack at least one huge bottle (or three cans) for each roadtripper. If you have a cooler, pack the soda in that with a lot of ice. Nothing spoils a road trip faster than having to drink warm soda all day. Yuck.

Donuts
If potato chips and soda don’t contain enough simple carbohydrates for your liking, take along some donuts to give you that extra sugar rush. Pack at least 2-3 donuts per person, and get lots of different kinds — powdered, cream-filled, bars, holes. If you are going on a trip with someone you are interested in, please don’t embarrass yourself by spilling jelly cream or white powder all over yourself. Pack some tissue or paper towels just to be safe.

MUSIC

When it comes to road trip music, it’s definitely all about quality. The following songs have been chosen because they can be put on repeat for hours at a time without getting annoying.

Ventura Highway by America
This song has a great groove, smooth vocals, and driving-focused lyrics. What more do you need?

Don’t Stop Believing by Journey
The ultimate sing-along song. Crank the stereo up to full blast and sing your heart out! Just make sure the driver keeps their eyes on the road.

Baba O’Reilley by The Who
Fairly eccentric song, but very catchy as well. This one will have you playing Air Keyboard for hours.

Road Trippin by The Red Hot Chili Peppers
The title of this song alone makes it worthy of inclusion on this list.

Time After Time (cover) by Quietdrive
This rock cover of the classic Cyndi Lauper hit gives the song a new edge while retaining its original beauty. Another singalong favorite.

GAS

The three absolute bare-bones necessities of a road trip are a car, friends, and gasoline. Since it’s hard to pick the first two at the last minute anyway, let’s focus on which gas you should pick to get you going on your way.

Petron E10 Premium Green Blend
If you want to protect health of both the environment and your car’s engine, Petron E10 is the gas for you. E10’s special enhanced fuel additive breaks down unwanted deposits in your engine, which means improved fuel economy and long-lasting engine parts. E10’s futuristic and environmentally friendly mix of 10% fuel-grade ethanol ensures that you can enjoy your road trip guilt-free.

So, there you go. Go to your local grocery and Petron station to pick up supplies, then get going on your trip. Have a safe, fun journey!

Since the start of this year, my wife and I are thinking to refinance our house which we loaned from a bank for 10 years. Our interest rate for the first 5 years was fixed at 10.5% which ended this month of February 2010. The reason we’re planning to refinance our housing loans is because there’s a lot of banks offering a much lower interest.

We actually set aside some of our savings for various fees such as processing fee, documentary stamp, notarial and other fees the other bank will impose. Until we received a letter today from our current bank stating that they reduced our monthly amortization to 9.50% per annum. This is indeed a good news for us. We don’t have to shell out any money to pay for the fees I’ve mentioned, and no need for us to fill-up new documents too which I really hate doing.

Have you refinanced your home loan? Or do you have any idea on what it’s all about?

Home refinance in other terms can be called refunding on the same property. Home loan refinances are taken up usually to repay the first home loan and continue the second loan with a favorable rate of interest. A home loan refinance always lowers down the interest rate from the prevalent interest rates. This profitable home loan refinance rate can be the biggest reason to refinance your home loan. There also can be various other different requirements for taking up a second loan or a refinance.

Reasons to obtain a Home Loan Refinance

You may like to change the tenure period of the first loan. You may even obtain a home loan refinance rate to shorten the duration of the repayment schedule. A quicker repayment helps to unburden the borrower from the loans. Shorter loan tenure may raise the interest rate a little bit. But paying the loan quickly will invariably save a lot of money.

Home loan refinance rate, which is bargained hard to get at the desirable rate, is the most important factor for a borrower. Some borrowers would often obtain a home loan refinance rate to change the variable rates of interest to a fixed one. With the refinance loan on the same property you can easily avail a fixed rate of interest. A Fixed rate of interest always remains unchanged throughout the period of the repayment of the loan. It does not get affected by the unstable market of the loan industry.

Procedures to obtain the Best Home Loan Refinance Rate

The Internet nowadays has made it quite easy and hassle free to search and apply for a home loan refinance. One can search the web to know the loan market. He can compare and judge the best loan package offered by the various lending companies and the banks.

To know one’s eligibility one can fill in a loan application form with his personal details. The form will ask for the financial details of the borrower. It will need bank statements, credit statements, income proof and other related financial details to judge the eligibility of the customer. After submitting the form online the borrower has to wait for the detailed verification of his credit scores. A thorough checking of all the credit details will ensure the borrower of a grant of home loan refinance. If the credit records are extremely bad the lenders or the banks may also reject the loan application. In this case you may try other lenders to secure the loan.

Advantages of a Good Home Loan Refinance Rate

If the rate available for a home loan refinance is very low then it can prove to be a good deal saving of money. The home loan refinance rate is bargained between the lender and the borrower to make it as low as possible. The lowest rate will proportionately delineate all the extra costs of repayments and save a lot of money in the process. The home loan refinance rates are to be compared between the various websites offering different quotes, rates and terms. A reasonable comparison and a good bargain will help to resolve the financial problems of the borrowers.
